Average is definitely closer to the 4-5mil mark as electric2004 said, info backed up by this very website from an article I read last year. However, I guess after bonuses, it could very well be closer to 6-7mil.
Strange about that figure of average price though. Every time I see a "マンション” magazine the average price seems to be more like 30-40 mil yen. Are there hidden costs?
Real estate hit a bottom in Tokyo two years ago. It's still cheap. Buy quality in an area that offers the best amenities. "Shrinking population"... yeah, but that means you shouldn't buy a cheap box in the burbs, I'll give you a hint here, buy property within a 20 minute train ride of Haneda Airport. There is always demand from the business community for homes that are convenient to lifestyle.
I read about this highly scientific study in more detail on the Japanese business news website Nikkei-Net. The study created a rather arbitrary average price based on "a typical price of the most typical kind of home sought by buyers which is a new 3LDK mansion of 70 square meters" not the actual average price of homes in Tokyo. Also, the average income stated is the average income of people who applied to purchase homes (the study was prepared by a real estate industry think tank and you can tell they just used the data they had on hand) not the average income of Tokyo workers in general. Of course people applying for home purchases are going to have a much higher income than the overall population. It is sad but not at all surprising that this crud is being presented as news.
I lived in precisely such a unit for three years. The rooms are pretty small but they really squeeze you on closet and bathroom space. If you live like most Japanese and don't have a lot of furniture, it's not so bad. Japanese apartments are much more efficiently organized than Western ones and 750 square feet feels fairly spacious so long as there aren't a lot of people about.
so if you have not alot of furniture, not alot of clothes, not alot of kitchen stuff, and not alot of friends, but what you DO have is 600 thousand bucks, it's a perfect fit
70sq metres sucks! My last apt was 100sq metres & it sucked too after a year, by then the mrs buys crap & the walls start creeping in on ya, every damn time.
So I decided screw that moved to outskirts of Narita, bought 3 lots, in the sticks, had a 2story log house built, probably between 240-250sq metres(after 3yrs Iam still good, just force the wife to toss something for everything she buys, me I am exempt from thi rule!)& now have a huge garden, driveway can hold 3cars, BBQ is great & only a few houses nearby, trees, forest & rice fields all around, the frogs sing me to sleep every night, Oh yeah the whole shabang less than 25million, its great living in a cottage year round, if I cud have been on a lake or nice river, well cant have it all I suppose
The Japanese clearly cannot count. Another article here gave the average income of a worker in a firm with more than 5 workers as 281,000-yen per month, only two weeks ago. The average Japanese worker (whatever that means) does not earn 8m yen a year. That's complete BS.
if yr happy cool,when I first landed on these rocks my room was 4mat & shared crapper & kitchen, love the memories but wudnt want to go back in time!Your probably fine if yr single, if not, the walls will creep in, you will be banging yr elbows off the walls all the time, turn around & knock something over...........ahhh I cudnt take it, I needed to be to stretch out my arms without cracking my knuckles on a wall or something. My pooch 2cats & ferret also love the extra room for the evening free for alls.
Yesterday I pulled about 20kgs of spuds from my yard & lots of other munchies growing, including soramame to go with my beer & shochu! Har!
8 times my hind quarters ! Those averages are for those people actually out looking to purchase ! By everyone elses standards try double that ! Simply put, housing is unaffordable to the average Nihonjin ! Now those bento box rentals they call apartments ? Plenty to go around !

Haha, good one. But you have described the typical Japanese homebuyer. Well, except the having 600 thousand bucks part.
It's all well and good to live out in the country if that is the sort of thing you can do, but I work in the city and combined with commuting four hours a day it wouldn't matter if it was the Taj Mahal since I'd be basically never home except to sleep.
Well, the statistic is plain wrong.
Because they did not take the average workers income (as written in the text), but the average income of the workers who applied for such condos.
Therefore it is a highly biased statistics.
So, it is not the average income of workers, but the average income of the special class of workers who earn enough to be able to buy such condos.
